TENANTS
All lettings are subject to satisfactory references being received and approved by the landlord. If a tenant is not in full time employment a guarantor will be required, this person must be a homeowner in England or Wales.
On taking possession you will need to pay the first months rent and a five week deposit (subject to terms) which will be held in the tenancy deposit scheme.

Standard management
As a regulated member of the Association of Residential Letting Agents (ARLA) our clients are able to remain confident that their money is safe and secure and they are using an agent that complies with all the latest regulations. Our Client Money Protection (CMP) Scheme is a compensation scheme run by the Propertymark which provides compensation to landlords, tenants and other clients should an agent misappropriate their rent, deposit or other client funds. Our redress scheme is The Property Ombudsman and all tenants deposit are registered with the TDS.
LANDLORD FEES:
Full Management 9% plus VAT (10.80% inc VAT)
Tenant Finders Fee is two weeks rent plus VAT (this may vary depending on the rental figure).
New Tenancy Set up Fee or Tenancy change over £300 plus VAT (£360 inc VAT).
Tenancy Addendum £60 plus VAT (£72 inc VAT) per addendum.
Rent reviews, serving the Section 13 and preparing evidence £75 plus VAT (£90 inc VAT)
Inspections £50 plus VAT (£60 inc VAT)
Handling a section 13 defence £175 plus VAT (£210 inc VAT)
Registration of deposits £50 plus VAT (£60 inc VAT)
Handling s deposit dispute with the TDS £200 plus VAT (£240 inc VAT)
